good to know.

Straight answers about flood insurance.

Does homeowners insurance cover flood?
Usually not. Flood from rising water, storm surge or overflowing rivers is typically excluded from home policies. Flood coverage comes from the National Flood Insurance Program or private flood insurers, and it’s worth checking even outside high-risk zones.
What if my home is worth more than federal flood limits?
Federal flood policies cap how much they pay for the building and for its contents. Private flood insurers and excess flood policies can cover the rest, often with broader terms like living expenses while you’re displaced.
Do I need flood insurance outside a flood zone?
Often it’s worth considering. Many flood claims come from homes outside high-risk zones, and heavy rain can flood almost anywhere. Coverage outside high-risk areas is usually less expensive.
When does flood insurance start?
Federal flood policies usually have a waiting period before coverage starts, with some exceptions such as a new mortgage. Private flood policies may have shorter waiting periods. Buy before storm season, not when a storm is forecast.
Does flood insurance cover my basement?
Only partly, in most cases. Federal flood policies cover basements for essentials like furnaces, water heaters and cleanup, but not finished walls, floors or belongings. Some private flood policies cover more, so the wording matters.
